Structural Works
Structural works sit at the heart of almost every refurbishment, extension or change-of-use project. KC Built delivers structural alterations and repairs across residential, commercial and housing-association buildings, from single load-bearing wall removals to multi-phase strengthening works on occupied buildings.
Every package is delivered in close collaboration with chartered structural engineers and signed off by Building Control. Temporary works, propping, sequencing and access are planned in detail before we lift a tool, protecting the building, the neighbours and the programme.
Engineer-Led Structural Alterations
Whether the brief is a clean open-plan kitchen reconfiguration or a complex multi-storey alteration, we coordinate the engineer's calculations, the Building Control submission, the temporary works and the trades that follow on after the structural phase.
Because structural works rarely sit on their own, our team is set up to dovetail with electrical, roofing, façade and refurbishment packages on the same programme, saving cost, time and the risk that comes with bringing multiple separate contractors onto the same site.
Structural Services We Provide
1. Load-bearing wall removals and steel beam (RSJ) installations
Removal of internal load-bearing walls with calculated steel beam (RSJ) and pad-stone installation. Temporary propping, party-wall coordination and Building Control sign-off included as part of the package.
2. Underpinning and foundation repairs
Traditional mass-concrete underpinning and pin-and-beam systems for movement and settlement issues. Each scheme is surveyed and detailed by a chartered engineer before any excavation begins.
3. Basement and loft conversions
Structural shell works for new basements and loft conversions, including waterproofing tanking, steelwork, dormer trimming and floor strengthening to current Building Regulations.
4. Concrete repair and reinforcement
Repair of spalling, carbonated and corroded reinforced concrete on balconies, soffits and frames. Reinforcement exposure, treatment and re-casting carried out to manufacturer-approved repair specifications.
5. Brickwork stitching, crack repair and structural pinning
Helical bar stitching, crack injection and structural pinning to stabilise movement cracks and stitch fractured masonry, signed off with engineer's monitoring records where required.
6. Lintel replacements
Cutting out and replacing failed concrete, stone or steel lintels above windows and doors, including temporary propping, matched mortar reinstatement and discreet making-good of surrounding masonry.
7. Façade retention and temporary works
Designed temporary works schemes for façade retention, propping and shoring during major refurbishment, basement excavation and rear extension projects, sized and signed off by a chartered engineer.
8. Structural surveys and remedial schemes
Visual and intrusive structural surveys delivered with a written remedial scheme. Reports issued in a format suitable for managing agents, lenders, insurers and conveyancing solicitors.
Masonry, Heritage and Specialist Repair Services
1. Stone Restoration
Cleaning, repair and replacement of natural and reconstituted stone on facades, copings, cills and architectural detailing. Indents, plastic repairs and dutchman pieces matched to the existing stone where full replacement is not required.
2. Pointing and Repointing
Removal of failed cement pointing and replacement with lime or matched cement mortars, profiled to suit the building's age and elevation. Sample panels agreed with the client or conservation officer before main works begin.
3. Brickwork, Cleaning and Repair
Brick replacement, stitching, rebuilds and façade cleaning using poultice, DOFF and ThermaTech methods, selected to suit the brick type and the level of soiling.
4. Damp Treatment
Diagnosis and treatment of rising, penetrating and condensation damp. Chemical DPC injection, render removal, salt-retardant render systems and tanking applied as required.
5. Structure and Wall Cracks Repair
Crack monitoring, helical bar stitching, lintel replacement and structural pinning, signed off with a chartered structural engineer's report where appropriate.
6. Balcony Repair
Concrete repair, reinforcement and finishing of cantilevered and supported balconies, including soffit repair, edge nosing renewal and railing fixings.
Working with Chartered Engineers
Every structural job is delivered with a named chartered structural engineer providing calculations, specifications and site inspection sign-off. Drawings are issued through Building Control, party-wall surveyors are coordinated where required, and temporary works schemes are produced before any load path is disturbed.
The result is a structural package you can hand straight to a buyer's solicitor, a lender or an insurer, with the paperwork to match the work in the ground.
In-House Structural Division
Our structural division delivers safe, certified alterations and repairs for residential, commercial and housing-association projects across London. Calculations and details come from chartered engineers; the build comes from our own carpenters, steel fixers and bricklayers, one accountable team from survey to sign-off.
